We ask you to take off high heels, ski boots, heavy hiking or mountain boots at the front door and to wear slippers in the apartment.
Please only use tablets and laptops on tables because of the heat build-up on the underside.
Please do not place glasses, bottles or cans without coasters on the surfaces of side cabinets and bedside cabinets, as this will leave edges that are difficult to remove on the natural wood.
A washing machine with dryer as well as ironing equipment are available for the use of a travel-usual amount of laundry.
Pets cannot be brought along.
On the departure day, the tenant must remove personal items, dispose of household rubbish in the designated rubbish bins, store dishes washed and clean in the kitchen cupboards and hand the accommodation over swept clean.
In the event of heavy dirt, we reserve the right to charge you for cleaning.
The rooms will be handed over in the best condition. We ask our holiday guests to treat their accommodation, inventory and outdoor facilities with care and to use the integrated electronics with care.
Should damage to the accommodation or the inventory occur during the tenancy, this must be reported to the administration immediately.
Any damage and defects found upon arrival must be reported to the administration immediately, otherwise the tenant is liable for the damage. A reasonable period of time must be allowed to remedy existing damage and defects, claims based on complaints are excluded. Complaints received by the landlord at the end of the stay or after check-out are also excluded from compensation.
Damage to walls, doors, windows, equipment and electronics as well as deliberately caused damage are at the expense of the tenant and will be billed, this also applies to the surrounding area of the house, including the garden with pond, barbecue area, playground, lawn and sauna house.
We are not liable for any influence on the tenancy by force majeure, power and water failures or storms.
We are also not liable for unforeseeable or unavoidable circumstances such as government orders, construction sites or disruptions due to natural and local circumstances.
Liability on the part of the landlord for the use of the garden as well as the playground and sports equipment provided is excluded.

The administration reserves the right to change the equipment (e.g. furniture) provided these are equivalent.
Should one or more provisions of these terms and conditions be or become ineffective, this does not affect the effectiveness of the remaining conditions. The ineffective regulation is to be replaced by an effective one that comes closest to the economic and legal will of the contracting parties.
German law applies. The place of jurisdiction and performance is Ramsau bei Berchtesgaden.
